Golden Visa

Is the Golden Visa still available?

Yes. The program continues for investment funds (€500,000+) and cultural donations (€250,000+). Real estate investment is currently not eligible on mainland Portugal.

What is the minimum stay requirement?

You must stay 7 days in the first year and 14 days in each subsequent 2-year period.

Can my family be included?

Yes. Spouses, dependent children and dependent parents can all obtain residency through your Golden Visa.

Passive Income

D7 Visa

What qualifies as passive income?

Pensions, dividends, rental income, royalties and certain long-term investment returns.

How much income do I need?

Around €1,200/month for the main applicant, plus increments for dependents.

Do I need a rental contract in Portugal?

Yes, proof of accommodation is required for D7 applications.

Digital Nomad

D8 Visa

How much income do I need?

Around €3,000/month for the main applicant.

Can I work for Portuguese companies?

Yes, once you become a resident, but primary income must remain from foreign clients or employers.

Do I have to stay in Portugal all year?

No. You must spend at least 6 consecutive or 8 non-consecutive months per year in Portugal to keep your residency.

D2 Visa

Is there a minimum investment?

No legal minimum, but strong financial capacity improves approvals.

Does my business need to hire employees?

Not immediately, but long-term job creation strengthens your application.

Can I run an online or consulting business?

Yes. Many D2 applicants operate online businesses, consultancy firms or professional services from Portugal.

Tax Matters

NIF & Tax

Do I need a NIF to apply for a visa?

Yes, for most visa routes (D7, D8, D2).

Is fiscal representation mandatory?

Yes, if you do not yet live in Portugal.

Do I have to declare worldwide income in Portugal?

Yes. Portuguese tax residents must declare worldwide income, but double taxation treaties and the NHR 2.0 regime may reduce or eliminate taxation on certain foreign income.

How long until I can apply?

Currently 5 years of legal residency (possible change to 10 years pending political decision).

Do I need to take a language test?

Yes, A2 Portuguese is required.

Can my children become Portuguese citizens?

Yes. Dependent children may acquire citizenship with you or independently if they have lived in Portugal for sufficient time.

Property

Real Estate

Can foreigners buy property in Portugal?

Yes. There are no restrictions.

Do I need to travel to Portugal to buy?

No. You can grant a power of attorney.

How long does the buying process take?

On average, 4–8 weeks from offer acceptance to completion, depending on due diligence findings and financing arrangements.
